Pre-qualification is a quick, informal estimate of what you might be able to borrow, based on information you share. Pre-approval is more thorough — a lender verifies your income, assets, and credit, then issues a letter stating how much they’ll lend.
For a competitive offer, aim for full pre-approval. Sellers take it far more seriously than a pre-qualification.

- Recent pay stubs (about the last 30 days)
- W-2s and tax returns (typically the last 2 years)
- Recent bank and asset statements
- Government-issued photo ID
- Details of debts and monthly obligations
- Self-employed? Add profit/loss statements and 1099s
