Buyer Checklist
A step-by-step buyer’s guide · Alaska Dream Homes
From the first decision to buy through closing day, here’s every step laid out so nothing slips through the cracks. Tap an item to check it off as you go.
01Before You Start
- Define your budget and your must-haves vs. nice-to-haves
- Check your credit report and address any issues
- Start saving for your down payment and closing costs
- Research Alaska neighborhoods, commutes, and schools
- Choose a local broker who knows the area
02Get Pre-Approved
A pre-approval letter shows sellers you’re serious and tells you exactly what you can afford.
- Gather income and asset documents
- Apply with a licensed lender
- Receive your pre-approval letter
- Understand your full monthly payment, including taxes & insurance
03House Hunting
- Set up an MLS search with saved favorites and alerts
- Tour homes in person or with virtual tours
- Inspect Alaska essentials: heating, insulation, windows, roof
- Check well & septic on out-of-town or rural properties
- Consider winter access, parking, and snow removal
Alaska tip: Try to see a property in more than one condition if you can. A home that’s charming in summer may have very different access, light, and heating needs in deep winter.
04Making an Offer
- Review comparable sales with your broker
- Decide on price, contingencies, and terms
- Submit your offer and negotiate
- Provide your earnest money deposit
- Carefully review the seller's disclosures
05Under Contract to Closing
- Schedule your home inspection
- Let your lender order the appraisal
- Review title and secure homeowner's insurance
- Complete your final walk-through
- Sign your closing documents and get your keys!
Alaska tip: Keep your finances steady between offer and closing — avoid big purchases or new credit lines, which can affect your final loan approval.
